Hello, I am new to this RE game, and like many others I have little money and not-so good credit, what I may have is a possible opportunity. I am looking for a financial partner for a luxury home in the state of Washington, the home is just going into foreclosure, it is a new construction about 90% complete, building is stopped because of divorce. The home is 7500 sq. ft. on just over 10 acres. The last asking price on the market was $569,000, the construction appraisal upon completion was 1.1 mil. Please contact me for more details if anyone is interested, or has any other ideas I might be able to use. Thank you.

Kelly: If you don't presently belong to a REIA group in your area you might consider joining ASAP unless it is too far away. That's a good place to find partners. You might consider advertising for partners in your local paper, of course you would need a partnership agreement to protect them and yourself. Is it possible that you could find a buyer first, write up a Purchase & Sales Agree't and then make an offer to the seller/builder or? Finding a long-distance partner is very difficult unless you know of hard-money lenders that can work with you. Good luck in your efforts.
