When I run ads to sell homes, I've used a telephone number that goes straight to a long recording (actually only 3 minutes) that provides info about all of my houses. I have used this approach very successfully in the past, but a big difference previously was that I was only selling one house (instead of 3 like now) and was able to provide a lot more information that may have made the properties more appealing to callers.

So here's my question: what has been your experience regarding the best way to handle calls from buyers? Answer them, or make them jump through some hoops?

Don't make you buyers jump through hoops!

I like the idea of using a voice mail system to give the specifics of the properties, especially if you are in a large metropolitan area that generates dozens of calls. This saves you from having to repeat the description of the house over and over again. I give the address and directions to the house and ask them to drive by and take a look. However, on this same recording I like to give the caller my direct number.

I don't consider this as a "hoop" to jump through.

If you are having problems moving a house (like you mentioned in a previous post today) I would seriously consider changing your ad so that the calls come directly to you. By talking to more sellers directly you will be more able to determine what the problem is.

I change up my methods with Buyers. I don't make them jump through too many hoops... and it depends on the type of houses.

Some serious buyers get tired of the hoops..buyers with a decent down payment want more attention than those that don't. So vary your methods and ads. Test..test...test..
