Is everyone working a niche' like wraps? Or are you working several types of investing like rehabs, flips, etc?

Tina,

I do flips for income and wraps to replace my income. Beyond maybe 2 strategies, things will become fuzzy. Just try to do the best you can at the one thats fits your personality the best and forget about anything else until you feel you have mastered it.

I started out with L/O. I then kept reading taking courses and attending seminars so that I have an arsenal of weapons.

My main objective is taking property subject to, but I always have other options in case this fails. You never want just one option to give a seller.

This way I don't pass any good deals up.

Anyone in real estate usually has an area of focus. This eliminates you from just spinning your wheels.

Like the saying; "I know little about everything and alot about nothing."

This can lead to failure. Always pick a investment strategy and become an expert at that, and then learn the other methods so that you can always have a back up plan of action.
