I live in Maine and have an opportunity to acquire a one story, 10 office professional building. The property is located off the main highway and appraised for $170k in 98', and I can attain the property for $80k. sounds like a real steal,especially if it's visible from the highway, but you need to check on that appraisal; it's generally hard to get accurate comps for commercial property, and in the end it boils down to how much income it can generate.
try an ad in the paper to atract investors and go to the local REIA meeting, you should find some "elephants" over there
