Has anyone had any luck finding/buying homes in probate? Could you provide some details on how you find them, your experiences, negotiating with heirs, etc.?

with probate homes you'll have a 'deal-killer' in the way most of the time. it's an attorney or the trustee. added to that you have more than one beneficiares that have to agree on the deal. i would doubt you'd get any creative offer accepted. keep attracting motivated sellers unless you intend to pay cash for the probate deals. cash talks because most times the beneficiares have 'spent' the value of the property before they sell it. - STEVE

I was thinking about finding a private investor to back my purchases of the homes if I have to pay all cash (assuming I can get it at a steep enough discount).

I don't really know. I read about probate sales recently and was curious to know if anyone on the board has had much success with them.

I agree w/ Steve's comments. The attorneys that I deal w/ ALWAYS list the property w/ a realtor.

Any source of deals for MY criteria needs to be a consistent flow without a lot of effort. Probate deals can require a lot of work depending on your area.

If you're using Money Partners, simply make offers!! LOW ones and keep moving. Don't waste a lot time on any technique that takes a lot of your personal time.

Probate investing sells courses and it's over-rated in my opinion.
