i need a little help with selling. i just returned from showing a house that needs a little paint & touchups. i didn't do a good job. this is house is in the most wanted school district and is a perfect bluecollar house. i'm getting no great bites.
i know some of you like to make the buyer jump through some hoops. how? what hoops?
i just usually open the door and say have a look around. that's all i say. should i be 'trying' to sell the home?
should i be offering an application?
how do you make sure they have a down payment before showing?

I assume you are offering terms and the other post suggested. Beyond on that - ADVERTISE. Put up huge sign and directional signs at some intersections.

Don't try the hard-sell and let them browse through the house and answer any questions they have.

You can hand out or leave some application laying on the counter with your terms or you can just offer the terms verbally.

Is the house clean?

I am from the flip side of the business so I'm not sure what you are trying to do with this one. All of us are selling on terms..in other words, what is really attracting our buyers is the favorable terms (low down, no bank, ez qualify etc.). If you have advertised these terms, your phone should be ringing.

Let me know how you are marketing the property. I do make my buyers "jump through some hoops", but it works out because the terms are so favorable they don't mind. When I show (only after I have pre-qualified) I don't put on any "horse and pony" show. I usually let them in and then I sit on the floor in the living room. If they want it, they will let me know. Also, they know where I am if they have any questions.

Usually what happens is they walk around then come back to me and say "now how does this work?" then I know its a go. I am not a used car salesman, so I don't believe in applying any pressure.

If you like to apply pressure, do it through a "buyers convention" like Lynn likes to use.

We "show" our houses by walking through the house and discussing it. When we have multiple people looking it at the same time it isn't always possible to walk through with them.

I don't believe in making buyers jump through hoops, but I also don't do a "hard" sell on them. Either they want it or they don't.

We keep applications and deposit receipts with us at all times. When someone is ready to hand over the money you want to be ready to take it.

I would suggest that you try promoting your house as a "Handy Man Special" Your phone will ring off the hook!
