"Bandit signs" , Tue 27 Feb 19:35 post reply

I searched the archives to learn what verbiage others have used on their signs and found nothing. After reading the posts from today I am wondering how effective they really are. Has anyone
used them with great success and, if so, how did you have them worded? I know Lynn suggests not being too wordy so what you DO have is legible to a motorist. I contacted the guy in Texas "Super Cheap Signs" and he said a maximum of 15 words.
I can't afford a large (billboard type) sign at this point and want to supplement my newspaper advertising to generate more calls. Any positive comments will be appreciated.

I have had great success with signs. I post them at intersections where motorists have to stop. I get 5-6 calls a week on my signs. I also run an ad in the paper. The big one, is only $14 a day for a 3 liner. So we run it every Sunday. I get about 5 calls a week from that ad also, a week. We are about to put out another 30-40 signs, which should put us in High gear. We are about to run some post cards into a few subdivisions where we have noticed a few foreclosures. The guy in Texas is the best deal around for signs.

Robert: Your comment in the archives was one I couldn't find and I really appreciate that you would respond to my request.
I remember getting excited when I read your original post after you put up some of your signs. I have noticed in my area that these type signs do not stay put very long....some only one day.
I'm not certain who is removing them because the County zoning people said they are only concerned about property they own and he said they are somewhat lenient about it. It must be the telephone co. or property owner removing them. I have seen some signs in place with only a wooden stake and they don't last long either. My local sign guy said he can't compete with "Super Cheap Signs" prices.....and my guy is the cheapest in the area.
Thanks, again.

wgreau,
I would try placing the signs higher, so they have to get a ladder to pull em down. Also, I have made several sets of car signs that I have all my friends put them on their cars. I give them 200 for every deal they refer to me.(That I Buy) That is kinda fun.

I can tell you that all of my deals, except 1, have come from bandit signs. I get about 6 - 10 calls off of each of my runs on the signs. 100 at a time on the weekends.

There have been times where my greensheet ad helped verify one of the deals but it was the sign that made them call. I run an ad every day of the week in it. In Dallas there is a little paper that pulls a lot of calls. I get nothing from the big paper here either.

I don't send out cards as much as Lynn does though. I will when I go full time but that is more my excuse than anything.

When I start to market more I might make something of myself.

I would agree that too many words will not get you anywhere. Too hard to see, as Lynn would say ASK ME HOW I KNOW THIS?

Get a USP and stay with it.

Good luck

What is a USP? You said "get a USP and stick with it". I apologize for my ignorance on that.

Unique Selling Proposition

Kind of like

Sell Your House Fast

I buy Houses

Where's the Beef?

It is something that people can Identify you with.

Lynn and Dealsmaker say it best
Keep your message consistent in you ads, postcards, magnetic signs etc...

terry you say, "all your deal except 1" - thanks a relative statement. so put it into perspective for us.. 1 out of 5, or 1 out of 10, or 1 out of 100??? which is it? if it's 1 out of 5 that believable but 99 deals out of 100 came from bandit signs is a large statement unless bandit signs is your only marketing ploy. can you clarify? - Steve

I am glad you are able to determine it is a relative statement. AS I stated I do send out post cards. Nowhere near the amount Lynn does.

I run an ad everyday for quite a while now.

My internet gets a very good responce. One thing I will add is that the internet gives me credability with a lot of the people I do deals with.

Back to the original point I tried to make, but didn't.

Different marketing strategies work in different places. I don't get a lot from the post cards or ads. But I keep testing in different mediums.

There are some places that bandit signs will not work due to the laws. Just gotta keep trying.

15 words it too much! You would never be able to read it when driving by. Don't try to get to complicated.

Try something simple:

We Buy Houses
XXX-XXXX

Cash for Houses
XXX-XXXX

Sell Your
House FAST!
XXX-XXXX

I Buy Houses
in 7 Days!
XXX-XXXX

Signs like this will be much easier to read.

Good Luck!
