Anyone do this often? Under what circumstances would you consider this and how do you protect yourself in case the seller/tenant claimed it was a sale and not a lease.

I protect myself by NOT DOING IT!

I have had many people who wanted to do something like this but I have never really been tempted. I figure if they didn't pay their mortgage, why would they pay me?

I don't know the specifics, but I understand that the difference in prices can be viewed as a loan somehow and you may get nailed for usury on the "calculated" interest rate. Like I said, I don't know the details!
