Hey Lynn,
I was just reading a post earlier this month of yours and was wondering what the status is of the big $35,000 down payment that is in the works.

I have been a little out of touch from the boards but when I read that I had a huge smile on my face from ear to ear. I really want that deal for you and Tammy man and I will ask the big guy upstairs for a little help. Good Luck and talk to you soon.
P.S. I put in some more orders for signs and I have reworded them also because they were just not getting me the pull that I need. Don't worry I am not taking them down but I am putting more up. I also put an ad in the weekly freebie www.sandiegoreader.com and their print version as well for $16/wk. $10 more for an actual link to my site. The ad came out Thursday and I received no phone calls but I had 7 visitors to my website and over 235 page views! The most I have seen on my site has been 12-15 views. A lot of that is my competition I figure but we are getting there.

Glad to hear that you are putting more signs out. More marketing = more deals!

No, the lady with the $35K didn't buy the house. I wasn't counting on it anyway. You will soon learn that in this biz You never count your chickens before the eggs hatch. She was a real caller, but I made the post primarily to illustrate a point about how to handle the "how much down payment is required" question. We have sold the house to someone else with a nice down payment though. Thanks for the thoughts!

Just a question Arlie,

Are you through going after ALL houses and just want people who are facing forecosure?

If I needed to sell the house because I was relocating or getting a divorce or bought a new house or had no equity I don't know that I would call on that sign.

That's a good point. I guess I should have elaborated a little bit more. I had 20 signs printed that deal with foreclosure. I figure if I have a series of different signs around town that have the same look and feel. People will start to catch on that I work on several different situations. As long as they are motivated and we can buy at a discount.

That might be my next sign that I make 20 of. The idea is to have several signs kinda like the Got Milk? commercials that raise some interest. The signs are very unique because they are different than all others around. Each and every one have my branded logo in the left upper corner. Having a logo is paramount in marketing and if I am the only one in town with REI signs with a logo then people will slowly catch on that this business is legitimate and for real. Right now I am printing black on a Sunburst yellow paper, laminating that and then just stapling it to a stake and driving it into the ground. Approximate costs, $5.00 per sign. I am also going to paint the stakes Black because no one and I mean no one does this so it really stands out. Let me know what your thoughts are and I will let you know what ads start to pull.
