Lately I've been concentrating on what I call my A.C.R. and if you'll scan down a few posts you'll see I wasn't getting along as I would have liked. My rate was something like 11/1. That's 11 offers made to 1 house bought. This was making me absolutely crazy!
The feedback I got from you guys was appreciated! I sat down with my property logs and tried to come up with something. I just became more and more frustrated!

My A.C.R. for today is 2/2. And that was before 1:35pm! I've got another at 4:30! I'm thinking about not going so I don't screw up my ratio.

Al,
That was a big change. What did you do different? Tell us the numbers on the houses. Did you get the deed, lease-purchase, or what?

Yesterday’s deals were just easy because MOTIVATION was high on their part. If I did anything different it was that I DECIDED that I would leave with an agreement. One was a CFD and the other a subject to...

Here are the numbers:

Comps $66K (I take up payments 60 days after we close)
I also tried to get a bass boat out of the second deal since there wasn't really any equity but my dealmaking skills must need polishing. My bet is that Dealmaker wouldn't have left w/out a new boat!

On the first deal, I had actually made the appointment 2 days before and they accepted yesterday morning.

BTW, I saw Finding Forester last night and it was WONDERFUL!!! Absolutely beautiful!!

Just so you know, there are not a lot of guys that describe movies as being wonderful & beautiful..especially from Alabama!
