George Yeiter's software called "customized bookkeeping for r.e. entrepreneurs" tailored my quickbooks and helped me generate a variety of r.e. investment reports for each deal .the book that comes with it shows you how to make dealer (flip) entries , landlord entries, discount paper and 1031 entries .it also touches specific tax issues i.e.: unexercised option ,temporary rental of flips ,foreclosing on paper , dealer vs. landlord , lease vs. disguised sale and contractor vs. employee .it does not have specific " subject to " or L/C examples so you might need a local CPA to teach you how to make those entries .
tax book keeping is not simple and I still use a CPA to review my final returns , but my bill is smaller .
and most important :I learn to legally keep more of what I've earned , by factoring in the tax implications in my offers .
Yeiter also has a good book about using self directed IRAs ( including roth ) and other pension plans for investing in r.e. and notes .

I've been using Quicken for years. I've wanted to switch to Quickbooks but as far as I can tell, it does not easily do loan amortizations. With Quicken (even the lowest level version) it's a snap. Does Yeiter's adaptaion of Quickbooks handle loan amortizations?

The 2000 did not to my understanding.

Quickbooks 2001 just came out. there may be a change in it. I am not sure.
