All who were on the chat last night are aware of some changes the Forum is going to undertake. (Privatization)

This will enable real Dealmakers to correspond, interact, seek advice and post private questions without the world being able to see.

$365, the suggested fee annually to be apart of this is minimal when you consider what one mistake, oversight, bad wording, bad deal could cost you.

This new feature is not available yet so we all have time to set aside the fee.

Put yourself in dealmakers shoes, the fee is more of a deterrent, not a money maker. So let's say in a years time Dealmaker has 20 people in the group at $365 each. $7,300, less than I have made on any one deal ever. Definitely not a source of income. His time in constructing, operating, managing a site for all to benefit, is worth much more.

There still will be a public forum. But why should you and I expose our secrets that we have paid good money for to the general public.

As dealmaker stated, with the number of Web savvy people out there today, we are setting ourselves up for only more competition, more liability, even our customers can go to Yahoo and search our name and find us here and our discussions for free.

I feel that this will benefit all whom join, immensely.

Often we are offended because we are told once again we need to spend more money to learn this or that or to become a member here or there. True, some are selling information and not concerned about the education. But, I can assure you that Matt and Lynn are looking out for our best interest as well as the interest of valuable information.

Thank you for reading. I just wanted to offer my unbiased opinion in hopes that it will overcome someone else's fear to yet again spend money.

You guys bring up some good points HOWEVER, we will be selective in choosing the investors for the private areas. We do not want investors that cannot see the value of it. If they have to be convinced of the importance of our mission, they need not apply.

We are looking for dedicated, active, creative investors that are willling to participate.

I would have to agree...in order to make a message board a complete "no fluff" zone, privitization is necessary. I think that this way distractions would be minimal and we could all truly mentor each other.....

Im all for a private board.

For what it's worth, I think it's a good idea. I think it's important to have a forum where people can be completely honest and share techniques without having to worry about unwanted eyes. If I'm going to do this full-time, I want to make sure my interest, and the interest of my friends and colleagues on Dealmakers Cafe, are protected. If that means paying a fee, so be it.

One thought for Matt - If you are going to privatize the site, have you thought about screening 'applicants' so there is only one member in a particular geographic area? I'd hate to share my experiences and ask questions about a property in the forum only to later find out that my biggest competitor in town also belongs to the group. Maybe I'm just being paranoid...

Interesting thought to your own geographical area question.

I guess my thoughts to that would be that I think only 1/5th of 1/10th% of the people who learn this trade put any of it into action.

I have a mastermind meeting with several area investors here in Houston and we rarely ever run into each other on deals.

There are 400 people in the investment club here and a lot of ads in the paper. I get a lot of people that tell me that I was the only one to return the call to them. It's amazing.

Do you share your intimate "marketing details" with your mastermind group?

The point to geographical boundaries is to get everyone, including myself, to be VERY open without having to worry about that one guy who lives next door and who is going to try to carbon copy your marketing program etc.

For instance, I used to participate in some small groups within the Georgia Real Estate Investors Association. I would gladly help others with many things, but I wouldn't share my marketing "secrets". Do you think I would tell my competitors about my new Great source of leads - NOT!

Good point. As I said, I'm probably just paranoid. The area I'm in only has about 80,000 people and the chances of one of them ever trying to join this club is slim to none.
