I finally closed on the house that was taken subject to and the sellers have moved out.

$76k on the loan 13.5% int. (ugh)

Appraisal says $98,000 may be high though.

Asking $105 to start owner finance. Hope to get at least $5k down to make up the payments of $1,600 that are behind.

Picked up another one that has a loan of $118k. 2300 sq. ft.
New house, great subdivision. Reminds me of the house that Jackie was showing some pictures of. Upgrades everywhere. Should get around $127.

It was taken subject to as well. they are building a house that may be done in January. They will pay one month when I take over. Not bad for a $20 escrow.

Not bad for someone doing this part time work. Although with the hours I am putting in my wife feels like I am full time.

Whatever you do don't give up. Keep finding motivated sellers. Right Lynn????

Sounds wonderful! Where do most of your leads come from? You have a great website and I was wondering if some of them came from there?
As far as full-time/part-time. I'm doing the same.....remember what we said on the plane coming home from the Creonline convention? We're almost there!

Yes I remember the conversation. The end of March is engraved in my brain. I have to close on a house Beverly and I are building on 11 acres so I have to keep the J.O.B. till then.

After that I am free. ;)

I am doing a lot of ads, bandit signs, giving my card out, putting flyers up. The guy with the 13.5% int rate has an ice cream business. He was so thankful he will keep a display filled for me in his shop. Great huh? I will be ordering magnetic signs for the truck just waiting on some info.
