By the way, I'm feeling smart tonight. Does it show?
I closed one after baby sitting the wife & husband that have been frightened by negative scare tactics from so-called friends.
I feel very happy with myself for being able to calm their fears and make them feel good about their decision to sell their property to me "subject to". They are current on their payments, too. I will admit to being a bit nervous about moving this one because it needs some improvements that will take some time.....like a new septic system and kitchen cabinets, etc.
I got it for 95,216 + $1500 moving costs. Appraised at $123,000
and assessed value $114,000. Could easily sell for $135,000 or better with upgrades. It's a farmhouse on 5 acres in a desired rural area. Even has a barn with a silo...:-)

Your deal - CoNgRaTs!!! Why do ahead and sell AS-IS for FMV?? I've found most people will pay premium when you're carrying back financing and it needs only some cosmetic work.. I would go ahead and run some ads. You may be surprised by the response!!
