I'm not sure if this question has been asked already, but here goes. What do you experienced investors carry in your briefcase so you can take advantage of a possible deal? So far I have the following:

Purchase Contract
Option Agreement
Inspection Checklist
Realtor Addendum - Inspection Contingecy
Loan Status Form

Anything else?

That would be the deed to the house. They are saying it is a free and clear deed, no liens.

If you are not sure what it is I would do as Jackie says and have the title company do it for you. One mis-spelled word can mess you up.

$250 can buy a lot of sleep with what she posted.

If you have any course I would look in there and see if there are examples. A motivated seller can become a non-motivated seller if presented wrong. So make sure you are sure of what you are doing if you have to pull one out.
