The Small Business Resource Guide, CD-ROM 2000 is intended to be a one-stop source of easy to access federal tax and other regulatory information as well as other information important to small business entrepreneurs. The CD contains business tax forms, instructions, and publications needed by small business owners. In addition, the CD provides an abundance of other helpful information, such as how to prepare a business plan, finding financing for your business, and much more.
Although the CD-ROM is designed to be a stand-alone product its value is greatly enhanced for individuals with Internet access. Internet access will enable a small business to; subscribe to a multi-agency e-mail newsletter, view UPDATES to the CD-ROM at a special web site, and link to thousands of government agency, and non-profit web sites that provide important information for small businesses.

New and enhanced features of CD-ROM 2000 include:

Business Alerts and Tutorials -- Alerts about things the business owner needs to know now! And Tutorial assistance with important issues.
Subscription Option -- A monthly, multi-agency e-mail newsletter to apprise subscribers of key due dates, events, and changes.
Alternative Indexing - Along with the life-cycle index, and the alpha & numeric indexes of forms and publications, CD-ROM 2000 will include an alpha index of all the topics, and an index of all the off-CD web links.

Further Background
The Small Business Resource Guide CD-ROM is the result of a cross-government effort to provide new small businesses with information that will help them understand their federal tax requirements and other topics. The Internal Revenue Service and the Small Business Administration are providing the leadership and resources to produce this new publication. The U.S. Department of Labor, and the U.S. Social Security Administration are also contributing to the content for CD 2000.
A limited prototype CD-ROM was released in early April 1999. Feedback received from small businesses, practitioners, Small Business Development Center/Business Information Center counselors, and IRS Taxpayer Education field Coordinators has been overwhelmingly positive. Comments heard repeatedly include; a disbelief that the IRS is developing such helpful/useful products, and that the CD-ROM is a real indication that the IRS is changing. The demand for the CD has exceeded the supply. CD-ROM 2000 will be available in late February 2000 and will contain many enhancements, and access to significantly more information.

Fantastic!! Nowhere, and I mean nowhere on any other R.E. investor's i-site...would one find this kind of useful information. I am in awe at what I have gained since joining
y'all and especially from Dealmaker. And it hasn't cost me one cent. I had purchased the Ron LeGrand coaching program over a year ago and could never reach my coach when I needed him. I was given a specific date & time for a 45 minute tele-conference.
I was to have all my questions, for the week that followed the previous contact, written down so we could discuss them. I lost two opportunities to do deals because of the scare my coach put into me. Then I e-mailed this guy that knew about a product to use on Mobile homes to keep them from oxidizing and a friendship was begun. This guy was so helpful I told him I was cancelling my coaching program that was not helping me and would use him as my coach. I did cancel the Ron LeGrand program and it took me nearly a year to get a credit for the heavy cost of it. He willing offered his help to me and I have been using it from time-to-time. We now know what each other looks like and, while I am surprised he is better looking than I am, I feel even closer to him as a friend. I can't wait until I can pay this guy back in some way for all that he has given me. He is "our" Dealmaker and mentor. I also want to thank Lynn and the others that contribute to this site. What a place! What a bunch! Thanks for sharing (again) the useful information.

I would like to agree that "Dealmaker" is a one of a kind guy who truly enjoys helping others and expects nothing in return.

Besides the MANY hours of time Dealmaker has spent putting this site together and answering questions, he also pays for the hosting of Dealmaker's Cafe.

Dealmaker is a savvy investor, great friend and all around great guy! Thanks Mr. Dealmaker!

Easy guys.. That flattery will get you everywhere!!

Hey, I'm just a person like Lynn, Jackie that passes along information that works for us. I always suggest, "be a student not a disciple(or follower) of anyone."

We all listen to the courses, read the books, and go to the seminars, however, when it gets down to it - You need to use what works for YOU!

Lynn and myself have shared strategies and borrowed from each other constantly over the past year. Cheers to a great friend and helping me when I needed it!! Lynn and Tammy are the best team out there. They work together flawlessly. (Lynn made me say that.) Tammy has the beauty and brains. Lynn has the uhh..uhh... (little help here..) Just kidding, buddy..

Jackie agreed to answer my questions over a year ago about "getting the deed" and other details. I tried to repay Jackie in some way, yet she refused. She would only suggest for me to help New Investors. She is the one that gave me the idea to start a different website for investors. Jackie can be described as savvy, very smart, and encouraging. She been involved in all aspects of real estate investing.

Since I'm on a roll, I would like to thank Dan Schwartz in NJ. Dan is a rehabber for 15 or so years. He has probably answered over 100 questions for me in the beginning. He is truly my first mentor and friend in real estate. Dan is great for keeping out of the volatile markets and for keeping my feet firmly planted in real estate.

Thank you for the kind words however, I can only pass them along to my mentors and friends. They deserve the credit for my knowledge and I was hungry enough to use it.

A good Mentor is worth GOLD! How to Find a Mentor is something else. Finding a Mentor is NOT an easy process. You just cannot call someone's else mentor and say, "Hi.. Mentor me please."

It's a relationship. What can YOU do for your Mentor?

Mentors do not help someone you NEEDS it. A Mentor looks for someone that DESERVES it.

As a Protege' you should:
- Value the mentors advice.
- Respect their experience.
- Respect their time.
- Write down or record what you learn.
- Comprise or summarize the thoughts of your Mentor on paper and share them with him/her. The mentor could then use those notes to help others.
- Deserve the Mentor's attention.
- You make the effort. Don't ask the mentor to call you, etc..
- You must go out of YOUR way and let them Mentor share with you at their convenience.
- Don't expect hand-holding. Get out there and do it yourself.

My Personal Experience:
I like finding a Mentor outside my area. Some people getting started in Real Estate that use a local Mentor are preyed about my the "mentor". So finding one outside your area, will not find you as threatening as a local one.

Find a way to deserve the Mentor's time. Give something back.

Many new investors literally waste the time of experienced and sharing investors. I have always made EVERY effort to apply what I learned from another investor and mentor. Also, let the Mentor know that YOU are applying what you're learning.

DO it until..
Apply the principles until...
Advertise until...
Maker offers until...


Newbies can suck the life out of mentor and never USE what they learned. Some will continually scrutinize and find fault with the Mentor's plan through mis-informed relatives, nay-sayers, deal-killers, and "rats in the rat-race."

All this is not directed to Pat(NJ).. it's to anyone looking for a Mentor.

Pat thanks for post. Dan is not looking to Mentor anyone... He stays quite busy and doesn't have the time to post here. Dan is a private guy and keeps to himself, sorry..

Thanks for your response. I understand. I'll use your advice in my search for a mentor. For now I will move on with what I know and ask questions. It's good to know I can get real answers from real people.

One other thought to add is that mentors are everywhere. Read the posts that are provided. Do a search of the subject that you have questions on. See if the questions have been answered.

The people who post here are amazing. No BS no fluff. Straight real life answers.

I cannot thank Jackie enough for all of the answers, motivation and BUTT KICKING that she has provided to me.

In the short time I have been on this board I have talked to the DealMaker, on a Sunday, Prior to him playing golf. I confess he did not know me from Adam but he answered my questions and gave me an idea of what I was doing wrong. That little change did me wonders. All while Ironing his shorts! ;)

Lynn and TJack have provided answers to my questions with Real Life experience. Again no fluff. Lynn even sent me a form he is using that gave this unorganized person some organization. The answers to the Buyers Briefcase has made my life very simple.

Ask the specific questions you are looking for. Your mentors will respond. But Get out there and put what you know into action. If you get stuck then ask. I was in a heck of a rut and I never want to abuse the relationships I have developed. I have two houses under subject to that I may not have done if it were not for these people. Because they gave me a different way of thinking.

Do we always agree? NO. But I will try anything once or twice to see if I can use it then try to fit it into my plan. I don't know that I wish to do the rehabbs that the DealMaker does but if I come a cross one I can put his words to work for me.


My worst regret? Not listening to everything that was said and putting into action the info that Jackie first provided to me 2 years ago. Do I LISTEN to her now? EVERY WORD!
