When you and your wife presented L/O offers through realtors, did you use the standard Realtor contract with an addendum of your own attached or did you use your own agreement such as one similar to the agreement used in Bronchick's L/O course? I would imagine offering a CFD could be easily drafted using a standard contract.

When we present a l/o offer the realtor uses their standard contract, but we attach our l/o contract (similar to Bronchick's) as an addendum. The realtor's contract has virtually everything marked out and our contract overrides most everything else, but it makes the broker feel better.

When presenting other offers through a realtor we have a standard addendum for cash offers and we use the standard addendum and an Installment Land Contract addendum for CFD offers.

Remember that an addendum to a contract overrides anything to the contrary in the original contract. Our realtor has a supply of our addendums available because she knows we don't make offers without them.
