I noticed with interest on another site a topic of discussion for what would be a great course to buy (or in this case create)

My personal thoughts are the act of finding "Motivated Sellers"

I know this is a topic that has been covered but for people in a rut this might be a good kick to get them going again.

How do you advertise for the Motivated Seller?
How do you find the people with no equity that will deed you their house?
What, or who?, are you using to find the houses that need major repairs so you can rehab or flip them?

What works best for you, what doesn't?

Just food for thought and hopefully we can get a lively discussion going.

Very simple.. You don't need a book or course for this..

You MUST get your telephone number in front of motivated sellers. You MUST learn to attract them to you.

4' x 8' Signs around town

12" x 24" coroplast signs.. on properties owned by me.

Postcards to owners of vacant houses

Postcards to FSBO's

Letters to Foreclosures

Follow-up on all methods..especially FSBO and FC's

You can add the following methods:

Put up signs on Telephone Poles.

Magnetic Signs on your car, + your extended family's cars.

Co-op with Pizza Restr. w/ home delivery. Offer to print their menus for 1 cent each and you print YOUR on the other side. The Pizza Restr. will deliver them with the Pizzas!!

Mass Mail certain neigbhorhoods.

Design a website.

... Do you need any more??? This should get you started.

I agree, Terry.

Let's take my vending situations.

There is a fellow selling a route with 25 machines earning 80-cents a day at 80-percent profit ($5,480.84 profit each year) and he's asking $8500. He's not very motivated. Just slightly

There's another fellow who is motivated selling the SAME machines, at the same basic daily profit, with th esame profit margin. ...half the size yes... but he's asking $3100!

1/3rd the price.

The second fellow is just more movtivated. now these are SMALL purcases... Multiple them by 20-50 and we're talking properties.

And extra 33-percent on your time, effort and money is the case study value of this one example of motivation vrs. unmotivation.
