You can delete that other message. I obviously didn't proof read before sending. Anyay, Comps are average $124,000 and low is $110,000 (which happens to be their asking price. Painting exterior and certainly interior (I will see interior this p.m.)along with fence replacement (wood). Previous tenants were paying $1000/mo and the PITI + 2nd is $1030. Owner is done renting. Good sign of a lead. I originally spoke of lease/purchase and he took to that idea. I am changing my offer contract to purchase/subject to an offer of their balance on 1st & 2nd which totals $94,000. Then let him counter offer. If I have to put more than $2000 into the repairs and painting there should be enough of a profit to go for. What do ya think?

I'd tell the seller - "The best I can do is take over your payments"

No counter offers --

That's your final answer.

Jackie makes a very good point. I rarely have motivated sellers make counter offers. Maybe it is because they are motivated and maybe it's the presentation, but if he wants to counter than you can use the good ole "take away" close. Stand firm and watch him squirm.

Hey Mark,

Looks pretty good. Negotiate the best deal you can get from the guy and get it under contract.

You should consider selling is as a "Handy Man Special" instead of doing the work yourself. Handy Man Special ads make the phone ring off the hook. Get it under contract and then we can talk more about selling it!
