Well I finally have an offer accepted, however it's a traditional purchase...assume their loan and pay their closing costs and broker's fee. Nevertheless, I can L/O it for about $20k more than I'm buying it for, with a $220/month cashflow. I'll let you guys know if I do actually buy it, gotta inspect it first of course, I haven't even seen it yet.

Since I have no credit I was doing this one with my dad, however we are no longer speaking, so this deal is gone as is another one. He will probably close on both.

As for me, well, I'm not getting any more calls from my postcards. Tomorrow I'll be talking to a realtor about a house he's had listed for a *long* time, the people built a new house and this old one sits vacant.

Other than that my 'business' is pretty much dead. There just aren't many people who need to sell and/or can't. Throughout my city houses continue to sell within 3 or 4 days of listing. I'll just have to focus on finding the handful (hopefully) of people who don't have enough equity to pay an agent.

Do you remember Lynn and myself telling everyone that a majority of houses we buy are NOT even "For Sale"?

Keep looking. Keep EXPECTING to find a deal. Keep talking and meeting people and KEEP Marketing.

You DO NOT NEED credit to fund these deals.

That sounds good. But I won't be able to continue marketing for long without closing a deal, especially if I have to make up back payments or make a couple payments before I get someone in.
