Hello Dealmakers!
Tammy and the boys(4 of them) and I have made it safely to Arkansas. We have the house about 80% done and we haven't done anything at the office buy unload. I do have my laptop going and will start making a little time each day to check out the postings on Dealmaker's Cafe.
I see that you have been very busy while I was gone. I haven't been able to read all of the postings, but I did notice that a few of you have been getting a little discouraged . Please remember that creative real estate IS NOT a get rich quick scheme. Creative Real Estate is a business, and like any other business you have to nurture the business to make it grow. Also, like any other business, you are going to have many ups and many downs.
Tammy and I support our family very nicely using the EXACT same techniques that are talked about on this forum. Do we ever have slow times (YES), Do we ever have broken appointments (YES), Have we ever had someone threaten to sue us for mailing them a postcard? (Nope, not that one  ). The point is that the problems that you have are inherent problems with business and you can't let them get you down. As Ron Legrand puts it when dealing with sellers: "SOME WILL, SOME WON'T, SO WHAT, NEXT!
Don't get discouraged. Get out there learn the biz, and make LOTS of offers! Marketing is 90% of the game, and you should be spending 90% of your time and energy focused on marketing for that preverbal "Motivated Seller".
REMEMBER: IF IT WAS EASY, EVERYONE WOULD BE DOING IT!
If you are even participating in these forums, than you have taken a major step ahead of the millions of other people in the world who don't have the guts or the ambition to do creative real estate.
