I met with the seller of a 3br semi with 2br in the basement. It's a nice solid home, good size (the bedrooms are a bit small but...) the neighborhood is kinda crappy, and as I've discovered, the semi two doors down is listed for $96,900, while this seller wants $105,000 (they both have 5 bedrooms BTW.)

I'm beginning to see why most people don't do this, it isn't exactly easy to find truly motivated sellers, is it?

Doug: There are several services that offer comps's but I am not certain if they ALL serve Canada. They are Dataquick ... a bit expensive, Metroscan and Pacenet. I feel that Metroscan may serve your market area but you would need to check that out.
Try typing in "Metroscan" in your search engine to see what it comes up with. If you can't get it let me know and I will telephone them Monday afternoon to find out.

I took a look at what I could find for MetroScan, and they didn't mention availability for anywhere in Canada :(

You are right Doug, and Matt is too. There are thousands of motivated sellers sitting in the living room tonight wondering how they can possibly get their home sold, but it is tough finding them.

If it was easy - everyone would be doing it, and there wouldn't be any money in it

I personally think it's the greatest career in the world. You just have to learn to find and attract the sellers. Don't get discouraged by talking to non-motivated sellers.

I think that's the WRONG reason.

Here's the truth: MOST people will NOT do anything that they are not already doing. It is very hard to change your habits and become discipline. There are truly millions that buy biz ops, real estate programs, home-based biz's, etc. every year.

95% NEVER even start!!

I could talk all day on this subject..however, I've dinner plans.

Here's the "deal"..

Motivated Sellers are NOT that are too find. I think most new investors overlook a lot of opportunities in the beginning because they don't know what to look for or 'how' to look for it.

Your Dealmaking skills need to approached creatively and you do NOT need a firm "template" on "what is a deal?"..

A mentor of mine is a specialist at buying properties with TONS of liens and that are over-emcumbered (there's more liens than what it's worth).. do you think you'd pass on this type of deal?? of course.

Real estate is a simple man's game.

Another thing that's hard is the fear everyone imposes on themselves and they NEVER MAKE AN OFFER!!!

Motivated sellers are everywhere.. attract them to you, find their problem, give a solution and the house is yours!

Be a Dealmaker and make some offers.
