I have discussed DIY Closings on our old group and I will show a great example of how it's important.

The deal w/ the truck driver accellerated on Sunday. I have stated that my realtor had already sold this house months ago to this truck driver and right from the start he was having trouble making the payments. (See my post below, "Anatomy of a Deal")

He previously stated he wasn't sure when he could move out, maybe in a couple of weeks. My offer of "moving money" decreased w/ time. So he called Sunday and said he was moving today. He wanted to close before he left town Sunday night.

We had an Open House Sat/Sun at another home. It was about 6pm when he decided to do the deal. I sat down at the computer...edited & printed all the necessary forms and paged a good friend who is a notary. My friend calls and says he's not @ home; he playing in a band at the VFW!! You've got to be kidding me.

After some negotiating w/ everyone.. I 'fly' over to my friend's house and get his notary stamp. I go pick up the truck driver and we got to the VFW @ 10 PM. My friend's band takes a break on the hour.

TD signs, my friend notarizes.. and I got the house.

Who thinks this guy would have waited two weeks to schedule an appointment with an attorney or title company to close?
