With the changing times it has gotten tougher to do double closes on short sales. First we had issues w. title companies not wanting to issue title insurance because of the lack of transparency - solved that problem within our contract and a notarized agreement with the buyer we send to the bank. Now I can't find lenders for my end buyer without seasoning requirements or a large down payment. We have (in the past and I know things are different now) pushed them through with convention loans 5% down; does anyone know of any lenders that still fit this bill?
